Decide what to keep before deciding what to add.

A new project may need to work around an existing porch, patio, lawn, fence, planting or pool. Start by identifying what is useful today and what is limiting the way you enjoy the yard.

Which features should remain? Which could move or be replaced? Does the route from the house work when chairs are occupied? Can the new kitchen connect to dining without putting guests in the cook’s working space?

Record those priorities before asking different trades to price individual changes. Keeping an existing feature may be important, but its condition and compatibility with the proposed work need review by the responsible professionals.

Test furniture and circulation before changing the patio

Look at access and water before settling the layout.

Walk the route from the street or driveway to the proposed work area. Note gates, narrow passages, existing surfaces and planting you want protected. Ask potential providers how equipment and materials would reach the backyard and what restoration their proposals include.

Record where water collects or moves after rain. Photos and observations can help explain the problem, but they do not establish a drainage solution. Changes to paving, planting, structures or pool areas may need to be considered together by qualified professionals.

Plan everyday and service routes · Prepare questions for a drainage contractor

Separate design choices from technical questions.

You can decide how you want to use the space while still recording what needs professional confirmation. Keep the current design, available property information and unanswered questions together.

For local requirements, confirm the authority responsible for your address and the proposed work. Mobile County Inspection Services is an official starting point for properties within its jurisdiction. Do not assume that a Mobile mailing address determines which office handles the project.

LANDOVA provides independent planning and design. Surveying, engineering, permit decisions and construction remain separate responsibilities with the appropriate professionals and authorities.

Compare the completed scope, not isolated totals.

A patio price may not include the adjacent drainage work. A kitchen package may leave utility connections unresolved. A landscape proposal may describe installation without explaining the establishment or care responsibilities you expected.

Before comparing totals, give providers the same current layout and requested scope. Ask them to identify inclusions, exclusions, allowances and work that is not yet specified. Keep removal, disposal, protection and restoration visible where they apply.
